California Mortgage Solutions is an independent mortgage broker in San Luis Obispo, in business since 2010 and working on the Central Coast. We are not a lender and we are not a branch of one: we take a single application to a panel of lenders and send your file to one whose guidelines fit it, when one does.
What independent means for your file
Three things change when a file is not tied to one lender.
Nobody upstairs decides whose loan you get
A loan officer at a bank works for that bank. We are a broker, not a lender, and we have no loans of our own to sell.
Lenders draw their lines in different places
Lenders do not read the same file the same way. One treats self-employed income differently from the next. One has a condo project approved that another will not touch. One is relaxed about a recent job change and one is not.
A bank's no is one lender's no
A decline tells you what one set of guidelines makes of one snapshot of your file. It is not a verdict on you and it is not the market's answer.

Five stages, from the first call to funding.
The first call
A short conversation, no documents. What you are trying to do, what is worrying you about it, and whether there is a reason to go further.
The questions
Income, the debts you are carrying, what you have saved and what the property is.
The shopping
Your file goes in front of lenders on our panel whose guidelines may fit it, and we come back with what we find. If you are buying, this is where a pre-qualification letter can be written.
The file
Appraisal, title, insurance, and the conditions underwriting adds in the middle of everything.
The close
Signing, funding, recording.
You talk to the loan officer here who took your application.
