An FHA loan can suit a buyer whose credit file is thin or recently repaired

An FHA loan is a mortgage insured by the Federal Housing Administration, part of HUD, and made by an FHA-approved lender, here in San Luis Obispo County as anywhere else. FHA publishes its own credit score tiers, can accept other credit records where there is no score, and sets shorter waiting periods after a bankruptcy or a foreclosure than Fannie Mae's.

The program in one box

What it is
A mortgage insured by the Federal Housing Administration, part of HUD, and made by an FHA-approved lender.
Who it suits
A buyer with a short credit history, or one that has been repaired recently.
Decision credit score
580 or above is eligible for FHA's standard terms. 500 to 579 is still insurable, on more limited terms. Below 500, FHA does not insure the loan.
Mortgage insurance
An up-front premium and an annual premium. How long the annual premium runs depends on how much equity the loan starts with.
Occupancy
The home you live in as your principal residence. HUD approves a second home only in narrow hardship cases, and an investment property only in cases HUD lists.
The property
It has to meet FHA's minimum property requirements and be appraised by an FHA-approved appraiser.
A house that needs work
FHA's 203(k) option finances the purchase and the repairs in one loan, and we arrange it.
Refinancing later
An FHA streamline refinance exists for a loan that is already FHA.

What this program is good at

  • FHA publishes its own credit floor, so you can find out where you stand before any lender's opinion enters it.
  • The 203(k) option finances a house that needs work and the work itself in one loan.
  • An FHA streamline refinance exists for a loan that is already FHA, if the loan meets FHA's conditions at the time.
  • Every FHA-insured mortgage is assumable, by a buyer who will live in the home and is approved in the lender's underwriting, which can matter to whoever buys the house from you one day.
  • FHA sets the floor and lenders can add their own rules on top, so the same file can get different answers from different lenders.

Who qualifies

What a lender weighs before this program is on the table. A lender can add rules of its own, and those rules can differ from one lender to the next.

Your decision credit score

FHA's rule is published. A decision credit score of 580 or above is eligible for FHA's standard terms. A score from 500 to 579 can still be insured, on more limited terms. Below 500, FHA does not insure the loan at all. The decision score is the middle of your three bureau scores, the lower of two, or the only one there is, and with more than one borrower FHA uses the smallest of their decision scores. It is not necessarily the score a free app shows you.

What a lender adds on top

FHA sets the floor and lenders can add rules above it, so one lender's decline is not FHA's.

Income, debts and paperwork

FHA looks at whether the payment fits your income alongside the debts you already carry, and at whether that income is likely to continue. Pay stubs, tax returns, bank statements, and an explanation for anything that looks odd. Self-employed income can qualify; it takes more paper, not a different program.

The house itself

An FHA appraiser looks at the condition of the property as well as its value, and a house that needs work can fail that review. That is what the 203(k) option exists for.

Occupancy

An FHA loan is for a home you live in. It is not a program for a vacation home, an investment property is eligible only in cases HUD lists, and the file says so in writing.

How it works with us

What happens once you get in touch

The steps in order, so you can see what is coming. Nothing here is underwritten until a lender underwrites it.

  1. Tell us roughly where your credit is

You do not need a report in hand. Tell us what you know, and we can talk through what FHA's published tiers mean for your file. No credit pull to have that conversation.

  2. We pull the real score and pick the lenders

With your permission we pull credit, look at the decision score FHA will use, and choose which FHA-approved lenders to send the file to.

  3. Your loan officer reviews the file

Your loan officer reviews the file and, if it supports one, can write a pre-qualification letter.

  4. Appraisal, underwriting and funding

Once a seller accepts, the FHA appraisal and the lender's underwriting run alongside each other.

What people ask about this program

If yours is not here, call us. The useful answer depends on your file.

What credit score do I need for an FHA loan?

A decision credit score of 580 or above is eligible for FHA's standard terms, and a score between 500 and 579 is still eligible, on more limited terms. Below a score of 500, FHA does not insure the loan at all. Individual lenders are free to require more than FHA does, which is why the same application can get different answers from different lenders.

Can an FHA loan buy a house that needs work?

Yes. FHA's 203(k) option finances the purchase and the repairs together in one FHA loan, which is one route when a property would not pass FHA's minimum property requirements as it stands. Raise it before you pay for an appraisal on a house that clearly needs work.

How long does FHA mortgage insurance last?

An FHA loan carries an up-front mortgage insurance premium and an annual premium, and how long the annual premium stays on the loan depends on how much equity the loan starts with. Some FHA loans carry it for the life of the loan and some do not, so the honest answer is that it depends on the file. Ask a loan officer to show you which case yours is before you commit to it.

I already have an FHA loan. Can I refinance it?

Possibly. An FHA streamline refinance exists for a loan that is already an FHA loan, subject to FHA's conditions, such as a recent record of on-time payments. Whether it is worth doing depends on what it costs against what it changes.

State first-time buyer help

CalHFA loan

California's own first-time buyer programs: a CalHFA first mortgage, MyHome assistance, and ZIP for closing costs, written through approved lenders.

  • Help with the up-front money comes as a junior loan from the same agency, arranged alongside the first mortgage instead of chased separately.
  • MyHome is a deferred-payment loan, so it sits behind the first mortgage rather than in your monthly budget.
  • The first mortgage can be FHA, VA, USDA or conventional.

Not government-insured

Conventional loan

A loan for solid credit and income, with private mortgage insurance that does not have to be permanent.

  • Private mortgage insurance does not have to be permanent. On a one-unit home you live in, the Homeowners Protection Act of 1998, subject to its conditions and exceptions, gives you the right to ask for borrower-paid mortgage insurance to come off once the loan is paid down far enough against the home's original value, and requires it to end automatically at a later point on the loan's amortization schedule.
  • It works for a primary residence or an investment property of one to four units, and for a one-unit second home. FHA and VA are built for a home you live in; FHA allows a second home only in narrow hardship cases.
  • There is no federal credit floor on a conventional loan, and Fannie Mae's Desktop Underwriter sets no minimum score of its own: it weighs the credit with its own risk factors and returns what the file needs.

An earned benefit

VA loan

For veterans, service members and some surviving spouses. It begins with a Certificate of Eligibility.

  • What a VA loan asks for up front is different from what a conventional loan asks. Ask us what it means for your own file.
  • There is no monthly mortgage insurance premium.
  • With full entitlement there is no VA loan limit.
