Information, not advice
Everything on this site is general information about home loans in California. It is not legal, tax, financial or investment advice. Whether a program suits you depends on facts about you, the property and the market that a web page cannot know. Talk to a loan officer here before you act on anything you read, and to a tax or legal professional about questions that are theirs.
Not an offer or a commitment to lend
Nothing on this site is an offer to lend or a commitment to lend. We are a broker: we arrange loans with lenders, and every loan is subject to the lender's credit and property approval, to the program's rules, and to conditions that are only known once a full application has been reviewed. Program descriptions summarize how a program generally works; the terms of any loan you are offered are the ones in the disclosures you receive with it.
Rates
This site publishes no interest rates, fees or payment figures. A rate for your file comes from a loan officer, with the costs that go with it.
The calculators
The calculators work only from the figures in their fields, every one of which you can change. The rate field starts empty and is never supplied by the site. Their results are arithmetic on your assumptions: an estimate for comparing scenarios, not a quote, a disclosure or a decision about your loan. They leave out costs that depend on the lender and the property, and the default figures for taxes, insurance and dues are general starting points, not a statement about any home. Check anything you intend to rely on with a loan officer.
Pre-qualification
The application you start from this site is taken by Unified Loan System, the application system we use, and a loan officer here reads it. This site issues no letter, no borrowing figure and no decision. Being pre-qualified is not a credit decision and not an approval, and nothing is pulled on your credit until you authorize it.
The application system
The application link opens Unified Loan System: a separate system that takes the full application and its documents, where you create an account of your own. That system has its own terms and its own privacy notice. These terms stop at the link.
Reviews
Reviews of the brokerage are written on its Google profile, and this site links there. A review is the opinion of the person who wrote it, about their own experience, and not a promise about yours. We cannot edit or delete reviews on Google. Where this site quotes a review, the words are the reviewer's, quoted with their written permission.
Accuracy, and changes to the site
A page here can be out of date or contain a mistake, and the rules that govern a program change. If something here conflicts with a disclosure you receive, rely on the disclosure. We may change, add or remove any part of the site at any time.
Your use, and our content
The text, the illustrations, the calculators and the California Mortgage Solutions mark are ours or used with permission. You may read, print and share pages for your own purposes. You may not copy the site, present its content as your own, send it automated requests or interfere with its operation.
Other sites
Pages here link to government sites, to NMLS Consumer Access, to Google and to the application system. A link is a reference, not an endorsement, and we are not responsible for what another site says or does.
Limits of our liability
The site is provided as it is. To the extent the law allows, California Mortgage Solutions Inc. is not liable for loss that comes from relying on general information here, from a calculator result, from a page being unavailable, or from a site we link to. Nothing in these terms limits a liability that the law does not allow to be limited, and nothing in them affects the disclosures and protections that apply to a loan you apply for.
Governing law
These terms are governed by the laws of the State of California, and any dispute about the site itself is heard in the courts of San Luis Obispo County, California. Your loan, once you have one, is governed by its own documents.
Changes to these terms
When these terms change, the date at the top moves. The current version is always the one at this address.
