San Luis Obispo County loan limits for 2026

The largest loan Fannie Mae and Freddie Mac can buy, and the largest base loan FHA will insure, for a home in San Luis Obispo County in 2026, and how VA uses the limit. Each figure is read from the agency that sets it, and each one links to its source.

Conforming loan limits

The conforming limit is the largest loan Fannie Mae and Freddie Mac can buy. FHFA sets it for each county every year. San Luis Obispo County is a high-cost area, so its limit sits between the national baseline and the high-cost ceiling, both shown here for one unit.

FHA loan limits

The FHA limit is the largest base loan FHA will insure, before any up-front mortgage insurance premium financed on top of it. HUD sets it for each county every year, between a national floor and a national ceiling, both shown here for one unit. In 2026, HUD set the county's FHA limits at the same figures as its conforming limits.

Three units
$1,548,250

VA loans

VA sets no loan limit for a veteran with full entitlement.

If part of a veteran's entitlement is still in use on another VA loan, VA works out the entitlement that remains from the county's one-unit conforming limit, so the conforming limit above matters in that case. VA's limits are the same as FHFA's.

Which limit a loan is measured against

  • The county the home is in

A limit belongs to the county where the property is, not the county where the borrower lives. A home across a county line is measured against the limits of the county it is in.

  • The loan, not the price

The limit applies to the amount borrowed. A home priced above the limit can still take a conforming loan when the loan itself is at or under it.

  • The number of units

A property with two, three or four units has a higher limit than a single home, as the tables show.

  • High-balance loans

Fannie Mae calls a loan subject to a high-cost area's limit, as in this county, a high-balance loan. It is still a conforming loan, and Fannie Mae's requirements for it can differ from those for other loans.

  • Above the limit

Fannie Mae and Freddie Mac cannot buy a loan above the county's conforming limit. A loan that size is a jumbo loan, written under a lender's own guidelines. A base loan above the county's FHA limit cannot be insured by FHA.

When the limits change

FHFA and HUD publish the next year's limits late in the year before, and the new limits take effect on January 1. The figures on this page are the 2026 limits, and each source line gives the date it was read.
