California Mortgage Solutions
Calculators

Run the numbers before anyone asks you for a document

Four mortgage calculators for buying or refinancing in San Luis Obispo County. The payment and affordability ones open with general property tax and insurance figures filled in. Every figure in them is yours to change, and none of them is a quote.

Pick the question you are trying to answer

Monthly payment

What leaves your account each month once taxes, insurance and dues are inside the figure.

  • Principal and interest, broken out from everything else
  • General property tax and insurance figures filled in
  • Mortgage insurance, and only while it applies

Affordability

What your income carries once your debts, the taxes and the insurance come out of it.

  • Starts from income and monthly debts, the way a debt-to-income test does
  • Shows the price, the loan and the payment it implies
  • The debt-to-income ceiling is yours to change

Refinance break-even

The month the closing costs are paid back, and what the new loan costs over its life.

  • Compares against the balance and the time you have left, not the loan you signed
  • Says plainly when the costs are never recovered
  • Interest over the life of each loan, side by side

Amortization schedule

Every payment, split into interest and principal, year by year.

  • The whole table, grouped by year with the months underneath
  • What an extra payment each month takes off the end of the loan
  • Prints cleanly if you want it on paper

What the defaults assume

The payment and affordability calculators open on general starting figures rather than an empty form. Each one is labelled as an assumption, and you can change every one of them.

  • Property taxes follow California's capped base rate plus the local bonds and assessments for the tax rate area a house sits in.
  • Homeowners insurance goes in as an annual figure. A real premium depends on the house and the insurer, so use your own quote if you have one.
  • In these calculators, mortgage insurance is charged only while the loan is large against the home's value. On a real loan the program decides whether and for how long it is charged, and the insurer, not us, sets the premium.
  • HOA dues start at nothing. Put in the dues if the home belongs to an association.
  • The debt-to-income ceiling is a starting assumption, not the limit on your file. Each program and lender sets its own.
  • The loan term is a selector, because the length you pay over is your assumption and not something we advertise.

Why we publish no mortgage rates

A rate is a credit term, and publishing one would oblige us to publish more terms beside it, starting with the APR. Rates also change, and a posted one can go out of date. That is why every calculator here opens with the rate field empty: put in the rate you have been quoted, or one you want to try, and the figures appear. For a rate on your actual file, call us.

A quote needs your file

Send us what you are working with, and your loan officer can price it against the lenders on our panel.

No credit pull to get started. This is not a commitment to lend. Equal Housing Opportunity.
