Mortgage broker and real estate agency for agents in San Luis Obispo County

California Mortgage Solutions is an independent mortgage broker in San Luis Obispo that also holds a California Department of Real Estate corporate broker license, so it is a mortgage broker and a real estate agency under one roof, registered with the NMLS and working on the Central Coast. This page is for the agent deciding whether to send a buyer here: what that buyer gets, which loans can carry a file a bank has declined, and what the agency itself does.

What your client gets when you send them here

Three things you can tell a buyer before the first call.

  • A loan officer who stays with the file

The loan officer who takes your client's application is the one who carries the file through underwriting and funding, and the one you and your client call with a question about it.

  • A pre-qualification letter a listing agent can read

When the file supports one, your client gets a pre-qualification letter written after a credit pull made with your client's permission. It names the program the letter rests on and the amount the file supports, and it says that it is not a commitment to lend.

  • A decision that stays with the buyer

We take the file to a panel of lenders, place it with the one whose rules fit it, and bring back what we found. Which loan to take, and whether to take one at all, is your client's decision, made with the Loan Estimate in front of them.

The loans that keep a deal alive when a bank says no

A bank's decline is one lender's reading of one file. These are the programs that can carry such a file; each is described on its own page.

  • Jumbo loan

For a loan above the county's conforming limit, where each lender writes its own guidelines.

  • DSCR loan

Qualified on the rental's rent rather than your tax returns. A business-purpose loan for an investor, priced like one.

  • Bridge loan

Uses the equity in the home you own to buy the next one before the first has sold. Short-term, costs more, and only as safe as the sale.

  • Bank statement loan

Income read from your bank deposits instead of your tax returns, for the self-employed whose returns understate what they take home.

  • ITIN loan

For a taxpayer who files under an ITIN rather than a Social Security number. A lender-held loan that can buy the home you live in.

  • Non-QM loan

For a borrower who can repay but whose income, credit history or property does not fit agency rules. Costs more than an agency loan.

  • Hard money and private money loans

Short-term, asset-based money from private lenders, for a property or a timeline a bank will not take. It costs more.

How to send a client

Call with what your client is trying to buy, or have your client start the application on this site. An agent may call on a buyer's behalf, and the buyer completes the application and gives any permission for a credit pull themselves. From there, a loan officer takes the call.

Questions agents ask

Short answers, each one written to stand on its own.

Is there a referral fee for sending a client to California Mortgage Solutions?

No. Nothing of value changes hands for a referral, in either direction: no fee, no gift and no share of anything. The Real Estate Settlement Procedures Act, in its section eight, prohibits giving or accepting anything of value for the referral of settlement service business, and the brokerage does not do it. What an agent gets is a loan officer who answers the phone about the file.

Can a real estate agent get a pre-qualification letter for a buyer?

The buyer applies, not the agent. The buyer answers the application's questions and consents to the credit pull, and the letter is addressed to the buyer, who decides whether to share it with you and with a seller. An agent can make the introduction and can call with a question, but the file and what is in it belong to the buyer.

Does California Mortgage Solutions also sell real estate?

Yes. The corporation holds a California Department of Real Estate corporate broker license, so it acts as a real estate agency as well as a mortgage broker. When a client has us on both sides of a transaction, the loan and the sale, we say so, and the client is free to place either side elsewhere.

Which loan programs matter when a bank has said no?

The ones that can carry such a file are a jumbo loan when the price is above the conforming loan limit, a DSCR loan for an investor buyer qualified on the property's rent, a bridge loan for a buyer who has not yet sold, a bank statement loan for a self-employed buyer, an ITIN loan for a buyer who files under an ITIN, a non-QM loan for a file that does not fit agency rules, and hard money for a timeline a bank will not take. Each has its own page on this site, and a loan officer can say which, if any, fits a particular file.
