California Mortgage Solutions
State first-time buyer help

CalHFA is California's own help toward a first home on the Central Coast

CalHFA is a state agency, not a bank you walk into: it designs the programs and funds them, and a CalHFA-approved lender writes the loan. A CalHFA first mortgage can be paired with assistance toward the down payment or closing costs, and its assistance programs ask that you be a first-time buyer.

The program in one box

What it is
The California Housing Finance Agency, a state agency that designs first-time buyer programs and funds them through CalHFA-approved lenders. CalHFA takes no applications itself.
Who it is for
A buyer who can carry a mortgage but has less saved than the purchase asks for, and, for CalHFA's assistance, who meets its first-time buyer test.
First mortgages
CalHFA FHA, CalPLUS FHA with ZIP, CalPLUS Access FHA, CalHFA VA, CalHFA USDA, CalHFA Conventional, CalPLUS Conventional with ZIP, CalPLUS Access Conventional, and Dream For All Conventional.
Assistance
The MyHome Assistance Program, a deferred-payment junior loan toward the down payment or closing costs; ZIP, the Zero Interest Program, paired with a CalPLUS first mortgage for closing costs; and MyAccess, paired with a CalPLUS Access first mortgage.
Dream For All
A shared appreciation program that opens in limited rounds rather than running all year. The 2026 round ran from February 24 to March 16 and has closed.
First-time buyer rule
CalHFA's assistance programs ask that you have not owned and occupied a home, or lived in a home owned by a spouse, in the past three years. Exceptions may apply.
Income limit
CalHFA sets income limits by county and revises them, so we check the current San Luis Obispo County limit against your file rather than printing a figure that goes stale.
Homebuyer education
Required for a first-time buyer. CalHFA names the courses it accepts.

What this program is good at

  • Help with the up-front money comes as a junior loan from the same agency, arranged alongside the first mortgage instead of chased separately.
  • MyHome is a deferred-payment loan, so it sits behind the first mortgage rather than in your monthly budget.
  • The first mortgage can be FHA, VA, USDA or conventional.
  • CalHFA sets the program and approves the lenders that write it, so one lender's answer is not the whole market.

Who qualifies

What a lender weighs before this program is on the table. A lender can add rules of its own, and those rules can differ from one lender to the next.

First-time buyer, as CalHFA defines it

CalHFA's assistance programs ask that you have not owned and occupied a home, or lived in a home owned by a spouse, in the past three years. Somebody who owned a home longer ago than that may count as a first-time buyer again.

Income within CalHFA's limit for the county

CalHFA sets an income limit for each county and revises it. We look up the current San Luis Obispo County figure and run your actual qualifying income against it.

Credit, through the loan underneath

A CalHFA first mortgage is an FHA, VA, USDA or conventional loan with CalHFA's rules on top. So the credit question is the one that program asks, plus CalHFA's own minimum, and we look at both together.

Homebuyer education, finished

CalHFA requires a homebuyer education course of a first-time buyer and names the providers it accepts. Start it early rather than leaving it for the end, when everyone is in a hurry.

How it works with us

What happens once you get in touch

The steps in order, so you can see what is coming. Nothing here is underwritten until a lender underwrites it.

  1. Tell us where you stand

What you earn, what you have saved, and roughly where you are looking. Nothing formal, and no credit pull to get started.

  2. Check this year's limits

Your income is measured against the current CalHFA income limit for San Luis Obispo County, and the loan against the first-mortgage program underneath.

  3. Find out whether a CalHFA program fits

Sometimes none does. An FHA or conventional loan without the assistance can be the cleaner file.

  4. Education and paperwork, in order

CalHFA's assistance asks for a homebuyer education course and documents of its own.

What people ask about this program

If yours is not here, call us. The useful answer depends on your file.

Does CalHFA lend the money itself?

No. CalHFA is a California state agency that designs the programs and funds them, but the loan is written by a CalHFA-approved lender. You apply through a lender, not through the agency.

What is the MyHome Assistance Program?

MyHome is a CalHFA junior loan that a first-time buyer can put toward the down payment or closing costs on a CalHFA first mortgage. Its payments are deferred, so it is repaid later rather than every month. CalHFA sets what it offers by program, and your loan officer works out what your file qualifies for.

Is the CalHFA Dream For All program taking applications?

Not on demand. Dream For All Shared Appreciation is a CalHFA program that opens in limited rounds rather than running all year. The 2026 round ran from February 24 to March 16, 2026 and has closed, and CalHFA announces any further round itself. We will not promise you a round that has not been announced.

Do I have to be a first-time buyer to use CalHFA?

For CalHFA's assistance programs, yes, and CalHFA's definition is not having owned and occupied a home, or lived in a home owned by a spouse, in the past three years. If you owned one longer ago than that, you may count as a first-time buyer again. We check that against your file instead of guessing.

What is the CalHFA income limit in San Luis Obispo County?

CalHFA publishes its income limits by county and revises them, which is why a figure printed on a web page goes stale. We look up the current San Luis Obispo County income limit when we review your file, and tell you where you sit against it.

Government-insured

FHA loan

Government-insured, with credit score tiers HUD publishes.

  • FHA publishes its own credit floor, so you can find out where you stand before any lender's opinion enters it.
  • The 203(k) option finances a house that needs work and the work itself in one loan.
  • An FHA streamline refinance exists for a loan that is already FHA, if the loan meets FHA's conditions at the time.

Not government-insured

Conventional loan

A loan for solid credit and income, with private mortgage insurance that does not have to be permanent.

  • Private mortgage insurance does not have to be permanent. On a one-unit home you live in, the Homeowners Protection Act of 1998, subject to its conditions and exceptions, gives you the right to ask for borrower-paid mortgage insurance to come off once the loan is paid down far enough against the home's original value, and requires it to end automatically at a later point on the loan's amortization schedule.
  • It works for a primary residence or an investment property of one to four units, and for a one-unit second home. FHA and VA are built for a home you live in; FHA allows a second home only in narrow hardship cases.
  • There is no federal credit floor on a conventional loan, and Fannie Mae's Desktop Underwriter sets no minimum score of its own: it weighs the credit with its own risk factors and returns what the file needs.

Rural development

USDA loan

A Section 502 loan for an eligible address in the county, with a household income ceiling and USDA's own fees in place of private mortgage insurance.

  • What a USDA loan asks for up front is unlike a conventional purchase. Ask us what it means for your file.
  • USDA's own fees take the place of private mortgage insurance, so the monthly structure is not the one a conventional loan with insurance on it has.
  • USDA's own map shows whether an address appears to be in an eligible area, and we can look it up with you. USDA makes the final determination.
